Englewood's Median Price Depends on Which Englewood You Mean

Open two browser tabs. In one, a listing tagged Englewood, Florida shows a median sale price hovering around $300,000. In the other, a second source, also labeled Englewood, Florida, puts the number above $425,000. Same town name. Same month. A gap of more than $125,000 that has nothing to do with a typo.

That gap is not a data error. It is the most honest thing anyone will tell you about this market before you make an offer.

Englewood Is Two Places Wearing One Name

Englewood is not an incorporated city. It has no mayor, no city hall, no single governing body that draws its own lines. It is a census-designated place that sits astride the Sarasota and Charlotte county line, with the northern half in Sarasota County and the southern half in Charlotte County. The community grew up before that line mattered much day to day, and locals still talk about Englewood as one place. Administratively, it has always been two.

That split shows up in the mail. Englewood is served by two ZIP codes, 34223 on the Sarasota side and 34224 on the Charlotte side, and 34223 in particular bleeds into pieces of Manasota Key, North Port, and South Venice. A listing carrying an Englewood ZIP code might sit inside the historic core near Dearborn Street, or it might sit closer to a neighboring town that happens to share a mail route. The name on the envelope does not tell you which.

The Numbers, Side by Side

Every one of those numbers is defensible. None of them is wrong. They are measuring different slices of the same geography, and the slices do not overlap the way a casual reader assumes.

Why the Same Word Produces Six Different Numbers

Part of the spread is timing between list price and sold price. A median built from active listings captures what sellers are asking right now, including the handful of Manasota Key waterfront homes that pull the average upward simply by being on the market. A median built from closed sales captures what buyers actually agreed to pay, which tends to sit lower once negotiation and days on market do their work. Days on market themselves varied from 54 to over 120 depending on the source and window, which is its own signal that the underlying pools of homes are not the same pool.

Part of it is property type. A figure built from single-family sales only will read lower than one that folds in condos, villas, and land. Boca Royale villas start in the $400s while custom homes in the same community run past $1.2 million. A canal cottage in Englewood East and a Gulf-front estate on Manasota Key both carry an Englewood address and belong to entirely different pricing conversations.

And part of it, going back to the ZIP code issue, is geographic bleed. A number pulled from 34223 alone will include some homes that most residents would call Manasota Key, South Venice, or North Port before they'd call them Englewood. That inflates or deflates the median depending on which direction the bleed runs that quarter.

None of this means the market is being reported badly. It means the word "Englewood" is doing more work than a single number can carry.

The Line Just Moved, For Real, This Fall

If the county split sounds like paperwork, consider what happened in classrooms this August.

For decades, Sarasota County students living in the Englewood area attended Lemon Bay High School, physically located across the line in Charlotte County, under an interlocal agreement between the two districts. That arrangement changed when Wellen Park High School opened its doors on August 10, 2026. The new campus drew roughly 175 to 176 students who had been attending Lemon Bay back into their own county for high school, part of a broader boundary redraw that also shifted students out of overcrowded Venice High and North Port High.

That is not a hypothetical future adjustment. It already happened this school year. A family who bought a Sarasota-side Englewood home two years ago assuming their teenager would attend Lemon Bay may now be zoned for a different campus entirely, and a family shopping right now needs to confirm the current assignment rather than trust what a neighbor's older child experienced. The county line did not just separate two tax rolls. It just rerouted a school bus.

Where the Line Matters, and Where It Genuinely Doesn't

It would be easy to assume that crossing from Sarasota County into Charlotte County changes everything about owning property in Englewood, insurance included. It doesn't, at least not because of the county alone.

Both Sarasota County and Charlotte County currently hold a Community Rating System Class 5 rating with FEMA, which means both sides of the line qualify for the same 25 percent discount on National Flood Insurance Program premiums.

What actually moves your premium is the flood zone tied to your specific parcel, not the county administering your mail. A Zone X home well inland can sit on either side of the county line and see similar, modest flood insurance costs. A Zone AE home on Manasota Key or along Lemon Bay will pay considerably more regardless of which county's return address is on the tax bill. The county line matters enormously for schools. It matters far less than people expect for flood coverage.

It shows up in smaller, stranger ways too. Englewood's four public beaches split unevenly across the line. Manasota Beach and Blind Pass Beach, both in Sarasota County, offer free parking in unpaved lots. Chadwick Park, home to Englewood Beach itself and the most developed of the four, sits in Charlotte County and technically charges for parking, though that fee has been suspended at points during storm recovery. A resident who lives a few streets from the county line can end up paying to park at the beach closest to their own house while a neighbor a mile away parks free.

Property tax bills diverge too, though for a more familiar reason. Each county's commission, school board, and special districts set their own millage rates independently, so two homes of identical value on opposite sides of the line will owe different amounts even before accounting for exemptions. That difference is worth confirming with each county's property appraiser before you compare two listings on price alone, since a lower list price on one side of the line does not automatically mean a lower total cost of ownership.

What to Actually Ask Before You Compare Two Listings

The practical version of all this is simple. Stop asking what Englewood's median price is. Start asking which Englewood a specific listing sits in.

Before comparing two addresses, confirm the county each one falls in. That single fact determines which property appraiser's office holds the record, which school your kids would attend under the current, newly redrawn boundary, and which commission sets the millage rate you'll actually pay. Confirm the flood zone independently of the county, since that is what drives insurance cost far more than which side of the line you're on. And when you look at a median price anywhere, ask whether it reflects list prices or closed sales, and whether it includes condos and land or single-family homes only. A $426,000 asking-price median and a $300,000 closed-sale median for single-family homes can both be true descriptions of the same town in the same season.

Englewood earns its reputation as an old-Florida alternative to Venice and Sarasota honestly. The beaches on Manasota Key are quieter, the canal system is extensive, and Dearborn Street still feels like a small town's main street rather than a planned destination. None of that changes because the town happens to straddle a county line. But that line is not a footnote. It is the reason two people can each be holding an accurate number for Englewood and still be talking about two different markets.
