Your Wellen Park Summer 2026 Field Guide: The Week Downtown Finally Fills In

For three summers running, Downtown Wellen has been a Friday-and-Saturday place. You knew where to be for Friday Night Live on the Solis Hall stage, and you knew Sunday mornings belonged to Foxtail Coffee and a slow lap around Grand Lake. The rest of the week was quieter than the master plan promised.

That changes this summer.

The thesis, before the calendar

The newest retail phase is 100% leased, with planned merchant openings expected in spring and summer 2026, and downtown's second phase also includes plans for a boutique hotel, new luxury apartments and a dog park. Read past the press release and the practical effect is simpler: Downtown Wellen is about to have something worth walking to on every day of the week, not just the two you already circled.

The rest of this guide is a working schedule for residents who want to use that.

A week you can actually schedule

Between the recurring event series on the Grand Lawn and inside Solis Hall, the ballpark calendar down the road, and the Phase II merchants coming online, the weekday grid now looks like this:

A few of these are worth the extra sentence.

Dueling Pianos runs on the 2nd and 4th Thursday of the month, with the musicians playing on the stage of Solis Hall from 6pm to 9pm. The Wellen Park Night Market brings together independent artists and makers on the 2nd Thursday of each month from 6–9pm in Downtown Wellen Park, which means the second Thursday of each summer month is the one to block off for both at once. Every last Tuesday of the month, neighbors and friends gather in Solis Hall to dance the night away, with beginners and regulars falling into step through heel, toe, slide, clap.

The Solis Hall Summer Series is the newest layer. It runs every Monday and Tuesday through July, August, and September, with a diverse range of activities from hands-on workshops to wellness sessions and cultural programming. Music Bingo Nights land on August 11 and September 8, with Pickleball Dice Boardgame Tournaments on August 25 and September 22, and registration on SignUpGenius is free. The one exception to the free-programming pattern is the Jazz Cabaret: the jazz cabaret is a ticket event with food and beverages at $45 per person, and spots are limited.

If you have never used the YMCA class, it is worth trying once this summer. In partnership with the Venice YMCA, an outdoor Zumba class runs in Downtown Wellen Park under the Heritage Tree, open to all fitness levels, with reservations required and a fitness waiver during registration.

The Phase II openings, in the order they'll change your habits

The Phase II construction is the reason your weekday afternoons will look different by fall. The buildings feature a signature tower and canopied patios for outdoor dining, designed by New Orleans-based Trapolin-Peer Architects, and the second phase also includes a boutique hotel and additional parking, with a tentative opening expected during the first quarter of 2026.

The merchants, from the ones you will probably use first to the ones with the longest ramp:

La Maison. A morning-first anchor. A traditional French patisserie and brasserie-style bakery offering freshly baked breads, croissants, pastries and savory items throughout the day, a Wellen Park original envisioned by Darel and Stephanie Albin, owners of Sassy Tarts Bakery in Englewood, opening summer 2026. If you already know Sassy Tarts, you know what to expect from the pastry case.

Grain & Berry. The counterweight to the pastry counter. A health-focused café serving açaí bowls, toasts, vegan flatbreads, juices and smoothies, from a regional chain with more than 30 locations, opening summer 2026.

Easy Does It Comfort Kitchen. Massachusetts chef Spiros Stogiannis is aiming for a laid-back neighborhood vibe with his twist on Americana, featuring smashburgers, sandwiches and his signature "monstah" tater tots, calling it the evolution of 16 years of creative, fresh and amazing comfort food. Slate this one for a Thursday when you are already heading to the Night Market.

Agave Bandido. Mexican-inspired food and tequila-focused cocktails in a vibrant atmosphere; Wellen Park will be its fifth location and fourth in Florida, opening summer 2026.

Seaside & Co. A retail space combining coastal-themed clothing and home décor with a wine bar and lounge, from Keelie Bloom, the owner of Seaside Chic Boutique in Venice and Beach Daisy on Sanibel. The wine bar attached to a boutique is the sort of hybrid Downtown Wellen has been missing on quieter weeknights.

Club Pilates. Opening spring 2026, a Pilates studio offering low-impact, full-body workouts for all experience levels, with co-owner Peter Kilkullin describing a focus on steady progress rather than intensity.

Mattamy Homes Design Center. The homebuilder will open its Southwest Florida Division headquarters in Downtown Wellen, along with a design center where buyers can personalize their homes. Less useful for a Tuesday coffee run, but it puts more foot traffic on Wellen Park Boulevard on weekday mornings, which is what makes weekday mornings viable for the coffee shops.

The hotel behind all of this is Wellmar. Construction began on Wellmar, a Tribute Portfolio Hotel by Marriott International, a five-story hotel that will include 149 rooms and a 3,200-square-foot venue for meetings, banquets, weddings and other events. It will not be open this summer, but the crane on the horizon this July is the reason next summer's calendar will look different again.

What CoolToday Park is doing with its off-season

The most overlooked resident amenity in Wellen Park is that the Braves' spring-training stadium keeps producing programming after the Grapefruit League packs up. Two things worth using this summer:

First, the free baseball. The FCL Braves are the rookie-level Minor League Baseball affiliate of the Atlanta Braves, competing in the Florida Complex League this May, June, and July at CoolToday Park, with complimentary admission to every home game. Bring a book for the middle innings. The seating is genuinely low-key. General Admission seating is located behind the third base dugout, first come first served.

Second, the Tomahawk Tiki Bar has quietly become its own weeknight venue. The Superior Pools Tomahawk Tiki Bar & Grill is open starting at 12:00pm, Tuesdays through Sundays, with All Day Happy Hour drink specials, a full bar, and Beer Bats available exclusively during FCL Braves games. Between the Wednesday trivia and Thursday DJ bingo, it functions as the closest thing Playmore has to a corner bar.

For families with kids counting down to school, the summer-ender is on the calendar too. As the sun sets on summer, a final send-off before the kids go back to school features live music, hot dawgs, lemonade, a hot dawg eating contest, wiener dog races, kids play area, and a splash zone to cool off.

A Saturday morning that uses all of it

9 a.m. yoga on the Great Lawn. Walk five minutes to La Maison for a croissant and coffee once it opens. Loop Grand Lake. Home by 11 to beat the heat. Back out at 4 to catch an FCL Braves game with the kids because parking and admission are both free. Dinner at Easy Does It or Villani & Co. depending on the line.

That is the summer routine the district was drawn on paper to produce. As of July 2026, most of the pieces to run it are physically standing on Wellen Park Boulevard. By September, all of them will be.

What this actually adds up to

The story most residents are told about Wellen Park is a real-estate story: how many rooftops, which builders, which district next. The story worth telling this summer is smaller and more useful. The community currently has approximately 10,000 residents, and at full buildout will have more than 50,000 residents and 22,500 homes within its three distinct districts of West Villages, Downtown Wellen and Playmore. The gap between those two numbers has always been the reason weekday life felt thinner than the marketing images. Phase II is the first honest attempt at closing it. A French patisserie, a Pilates studio, a health café, and a wine-bar boutique are not glamorous headlines, but together they are what turns a plaza into a neighborhood you use on a Tuesday.

If you have been out of the loop since April, the fastest way to catch up is to walk the boulevard between the Banyan House and Foxtail Coffee on any weekday in the next six weeks. The construction fencing is coming down in visible sections. The tenants inside are the ones listed above.
